Manhattan rents passed pre-pandemic peaks in 2024 and have kept climbing — a one-bedroom in the East Village or West Village now starts north of $3,500. Coworking pricing follows: WeWork All Access in Midtown is the closest thing to a baseline. New York's tax stickiness is the underrated tail risk — NY State and NYC both hunt residency aggressively, and severing requires real effort.
